Tenants Guidance Notes
References
Credit references will be taken prior to a tenancy being offered. An
application form will be given, and we would require the information requested,
to be forwarded within 24 hours. The credit reference company normally reply
with a full credit report within 72 hours from receipt of the application form.
Costs and Fees
Rents are normally charged monthly in advance with the first payment being due
on signing of a tenancy agreement.
A fee will become due to cover our administration costs for each applicant. As
we are charged by the referencing agency, and their fee may vary from time to
time, we are unable to publish any fees on this site. Please ask for our fee
prior to viewing any of our properties.
Payment Methods
Prior to signing the tenancy agreement, we require cleared funds. We can accept
cash, but would prefer a bankers draft or building society cheque made to Select
Agencies.
General Tenancy Terms
Properties are let in the condition seen unless agreed otherwise.
The minimum length of contract is six months and is binding on both parties for
that period. A tenant would not have the option to give notice during a fixed
term tenancy.
A tenant would be expected to maintain the garden to the standard at the
commencement of the tenancy unless otherwise agreed.
External and internal redecoration of the property is the Landlord's
responsibility and a tenant would not be allowed to undertake any works unless
otherwise agreed in writing by the Landlord.
For the majority of the properties we act as management agents and therefore any
problems or general queries should be addressed to Select Agencies. However,
there are some properties where we act only as letting agents and once the
tenancy has been created the administration of that tenancy, rent and
maintenance queries must be addressed to the Landlord.
Should general repairs and maintenance be required to properties during the
period of the tenancy, if we are retained as management agents we would still
need to obtain authorisation from our landlord client before work can commence.
Most Landlords do not allow pets and animals, however, if you have a particular
interest in a property please ask and enquiries will be made with that Landlord.
It is the tenants responsibility to ensure that all utilities are connected at
the commencement of the tenancy. Also that meter readings are made at the
commencement and the determination of the tenancy.
Once the initial fixed term tenancy has expired, subject to negotiation with the
Landlord you may be able to extend on a periodic basis which would mean the
tenancy would continue until you serve not less than one month's notice or the
landlord serves not less than two months notice.
Alternatively a further fixed term extension could be created if both parties
are agreeable.
We advise our landlord clients that they must comply with relevant legislation
as itemised on our safety legislation pages as a condition of using this agency.
